How long does the BRR process take?

It depends on the scope of works and the property, but most BRR projects run between 3 and 6 months from purchase through to refinance. Bridging typically completes in 2 to 4 weeks, refurbishment varies by project, and the refinance onto a buy to let product usually takes 4 to 8 weeks once works are signed off. We keep things moving at every stage so your capital is not sitting idle longer than it needs to be.

How much capital do I need to start a BRR deal?

You need enough to cover the bridging deposit, refurbishment costs, and holding costs during the works period. The goal of BRR is to refinance at the higher end value and pull most or all of that capital back out. How much you need upfront depends on the deal, but we work with you before you commit to make sure the numbers stack and your exit onto a buy to let mortgage is viable.
